Schneider Electric’s £42m smart manufacturing facility is a major investment in the UK’s energy transition. The state-of-the-art factory, built by Caddick Group construction, produces critical, innovative technology needed to support Britain’s growing electrification, which is set to increase electricity demand by up to 40% by 2035. The facility is net-zero in Scope 1 and 2 emissions, hosts 30 EV chargers, and generates 30% of its own energy through advanced solar energy systems.

The challenges

Industrial-scale multi-utility infrastructure

To power its advanced manufacturing operations, the new Schneider factory required substantial electrical capacity suitable for industrial-scale production. Last Mile needed to deliver two separate 1,625kVA connections for the factory units, supported by two new 2,000 kVA substations and a complete low-voltage network. The factory site also required a clean water solution, including a new water mains connection to the Yorkshire Water network, a dedicated fire main, and four hydrants.

Connection delays threaten the timeline

During the later stages of the development, connecting the newly finished water infrastructure to Yorkshire Water’s network was delayed when the incumbent’s team was unable to attend the site and make the final connection. This resulted in an open excavation at the site, preventing certain works from progressing, and it required Last Mile’s team to find tactical ways to keep the timeline on track.

The solution

An integrated approach to utilities

Last Mile’s in-house experts created optimised plans for both the electrical and water infrastructure, enabling a joined-up design and build programme that coordinated all utilities from the outset. This integrated approach meant the routing of electrical cables, water mains, and fire protection systems was planned together to minimise conflicts, reduce trenching, and optimise the build programme for Caddick.

Overcoming delays with tactical contestable works

When Yorkshire Water were unable to connect water supply on schedule, resulting in a five-month delay, Last Mile took proactive action by negotiating with the incumbent to allow it to make the new connection using its accredited subcontractors. This approach kept the project moving forward; without Last Mile’s negotiations, the delay would have continued for even longer and work on site would have stalled.

The results

Simplified management from start to finish

By acting as a single point of contact, from initial enquiry through to energisation, Last Mile simplified project management for Caddick. The team coordinated multiple utilities at the site and liaised with many stakeholders to ensure accountability was clear, the project maintained its momentum, and asset energisation happened in a timely manner.

On time and open for business

Despite delays, Last Mile supported Caddick to complete the project on time, with Schneider Electric opening the factory for production in late 2025, creating 200 jobs for the area.

Asset adoption reduces costs and ensures long-term management

Last Mile Asset Management adopted the electrical assets when energised, providing an asset valuation payment that helped offset the upfront construction costs. It also provides ongoing asset management, ensuring optimal performance of the network long into the future.

This project was completed by Energetics, which was fully integrated into the existing Last Mile group in March 2026. While the company name has been rebranded to Last Mile, the team, expertise, safety and commitment to quality service remain the same.
