South Newsham is a 300-plot coastal community in the North-East of England, comprising two sites, Longshore Village and Shoreview, developed by two of the UK’s largest house builders, Miller Homes and Taylor Wimpey.

This project was completed by Energetics, which was fully integrated into the existing Last Mile group in March 2026. While the company name has been rebranded to Last Mile, the team, expertise, safety and commitment to quality service remain the same.

Full multi-utility delivery with a substation and HV network

The project required significant utilities infrastructure, including high-voltage (HV) and low-voltage (LV) electricity, low pressure gas, high HPPE water pipework, and the installation of an on-site substation.

Increased risk with shared infrastructure

Two major housebuilders working side-by-side created an additional layer of complexity compared to a single-developer project, requiring careful coordination across the build programmes while relying on the delivery of the shared utilities infrastructure.

Prime show home locations

Both developers wanted show homes with maximum visibility and prime positions on their respective sites. However, this posed a challenge with the location of the new substation and routing of gas, electricity and water. The completion of road infrastructure on the development was required for the approved electrical infrastructure to be installed – this was two years ahead of the developer’s schedule for these types of works. Our solution was to provide interim LV supplies to facilitate on time delivery of the show homes for both developers.

A complete and future-proof multi-utilities package

Energetics designed and built the full package of utilities, including the on-site substation, taking the required load from a nearby HV POC. This capacity future-proofs the site for the potential growth in low-carbon, electrified technologies. All connections were made in line with Northern Power Grid’s requirements, ensuring full compliance with its technical, operational, and safety standards.

A single point of contact and a harmonised approach

Our team of experienced experts worked collaboratively and strategically with both developers, providing a single point of contact for the full lifecycle of the project to simplify delivery. This alleviated the need for both developers to deal with multiple providers and helped to manage any risks.

On time and on budget

Thanks to our teams’ ability to streamline the whole process, the utilities were completed on time and on budget, supporting the developers’ sales and move-in timelines. The project was completed in 2023, and Northumberland has 300 new homes occupied by satisfied homeowners.

Multiple solutions for clean water adoption.

Once infrastructure installation was completed, Last Mile Asset Management adopted the assets and connections across the sites. While our team designed and installed all water mains and services for the development, the developers had their own approaches to water adoption. With Last Mile’s Icosa Water adopting the clean water connections for the Miller Homes houses, Energetics ensured that the water assets being adopted by the incumbent water company, Northumbrian water, were still aligned with the required technical standards and handover protocols.
