The Avenue in Barnton consists of 48 luxury new homes for homeowners aged 55 years and over. Cruden Homes were the first house builder in Scotland to receive a Next Generation Project Gold Award for this development making it one of the most sustainable housing developments in the country.

This project was completed by Energetics, which was fully integrated into the existing Last Mile group in March 2026. While the company name has been rebranded to Last Mile, the team, expertise, safety and commitment to quality service remain the same.

Moving away from gas

Cruden Homes wanted a non-gas heating solution and were initially leaning towards air source heat pumps. They hadn’t used ground source before and were concerned that the upfront cost of a ground source heat solution would be prohibitive.

Our team and Last Mile Asset Management devised a funded model to enable the use of ground source heat pumps on an ambient heat network – one of the first projects of its kind in Scotland. This meant the client benefitted from a 60% capital cost saving as well as an 80% reduction in carbon emissions against a
similar gas system and a fixed-rate tariff for the consumer with low running costs.

By installing a ground source solution, carbon emissions for the site are predicted to be around 54% lower than they would be for air source. That’s due to the ground source heat pumps being more efficient all year round, while air source pumps are less efficient in the winter.

Overcoming site challenges

Design constraints imposed by the landowner resulted in us working closely with Cruden Homes to find solutions that suited all parties involved. We collaborated closely with the client to create a cost-effective solution for the design, supply, and installation of multi-utility connections, establishing a realistic payment plan. We assigned a dedicated team and point of contact throughout the sales and design process, focusing on achieving an appropriate point of connection, design approvals and borehole design for the development. They worked in partnership with the client to install the electric, water, and heat networks in alignment with the overall construction timeline, offering professional guidance to ensure Cruden Homes met their sustainability goals.

On completion of works, Last Mile Asset Management adopted and managed all utility assets – taking on the associated liability, risk and homeowner relationship, as well as providing ongoing maintenance and support for the homeowners. For homeowners, they also benefit from:
